What do I need to submit to Engineering for a first floor addition, patio, deck, shed, detached garage, pool or spa?
When applying for a permit for any of the above, the Village of Glenview requires that lot grading be addressed through a grading plan.
The grading plan shall consist of both existing and any proposed grades and may be based on an assumed datum based on an elevation of 100.0; preferably the top of the foundation of the residence*.
Grading plan shall include top of foundation for building additions. All other aspects of the plans shall incorporate any and all necessary information as described in the site/grading/topography requirements, parts 1 & 2. Note that unless your work will take place in a "Special Area" as defined below, plans by a Professional Engineer (P.E.) are not initially required. [* Special Areas as defined below will require USGS grades (i.e. you may not use an assumed benchmark).]
Grades shall be developed and presented on a plan, drawn to scale, using feet and decimal parts of a foot only. Spot grades at ten foot (10') intervals, contour lines at one (or one-half) foot spacing, or any combination of the two may be used to accurately and clearly show the existing and proposed pattern(s) of drainage. Contours and/or spot elevations shall extend a minimum of thirty feet (30') in all directions beyond the proposed construction and ten feet (10') onto all adjacent property if the property line is within thirty feet (30') of construction.
In all cases, positive drainage (1% +) throughout the lot must be achieved and the plan must reflect no additional run-off onto adjacent properties, nor any diverting or blocking of existing run-off onto or from adjacent properties.
* Special Areas are defined as 1) the Glen Oak Acres area of the Village, 2) other areas of the Village where there are no storm sewers, 3) along Village boundaries with adjacent un-incorporated areas, and 4) within FEMA-designated floodplain areas.
Site/Grading plans by a Registered Illinois Professional Engineer (P.E.) are required for work in special areas. P.E. plans may also be required --upon review of the topography-- in areas that are not considered "Special Areas. All information on the plan must be legible.
Even if proposing no change in grades, existing grades shall still be submitted to the Village for review. The "drainage statement" as noted in part 1 of the site/grading/topography link shall be included on plans as per Engineering Division instruction.
Please
note that for all additions, a sanitary sewer service upgrade will be
required whenever a water service upgrade is required. The sanitary line upgrade can be addressed in one of two ways:
- Homeowner may "reline" the existing sanitary service line if it is in good enough condition (as determined by a lining contractor) and the existing line is at such a depth as to allow for conversion to "overhead" sewers inside the home if "gravity" sewer is present (see below).
- If relining is not an option for either of the above reasons, a new sanitary service shall be installed and any existing "gravity" sewer in the home will be converted to "overhead" sewer.
