The developer, The Jacobs Companies, is requesting a zoning change to accommodate 60 single-family homes arranged in a cluster development. The homes are planned to be semi-custom or custom homes built by the developer in accordance with preferences of contract purchasers. The residential lots would be arranged around a meandering roadway designed with traffic calming elements and adjacent sidewalks. A pedestrian connection to the Wespath campus walking path would be constructed at the north end of the proposed development.


About 17% of the property is devoted to open space, a buffer area adjacent to the existing residential lots, and code compliant storm water detention areas. The resulting density of the overall development would be approximately 3.1 homes per acre, which is less dense than what is permitted in the requested zoning district.  The requested zoning accommodates the smallest proposed lot size, with a range of lot sizes from 7,500 square feet to 21,059 square feet included in the development, with an average lot size of 8,724 square feet.


The development would be accessed from a realigned Tall Trees Road that is proposed to connect to the existing East Lake Avenue stoplight. The existing street access to East Lake would be abandoned and the right-of-way would be converted to open space.
