The Village of Glenview is taking the next step in preparing the former Signode Industrial Group property (3600–3700 West Lake Avenue) for future redevelopment.

The 56-acre site, which includes approximately 720,000 square feet of former office, manufacturing, and distribution buildings, along with parking areas, access drives, and a railroad spur. Signode formerly operated manufacturing and corporate headquarters functions at the site before relocating operations to other facilities within its portfolio in 2022, after which the property has remained vacant.


The Village’s acquisition of the site was undertaken to guide its long-term future and preserve opportunities for public use, open space, and recreational amenities. Following approval of the Purchase and Sale Agreement, the Village initiated due diligence activities, including review of environmental studies, surveys, and other materials necessary to evaluate site conditions.


As part of preparing the site for future planning and redevelopment the project includes the following major components:


Scope

  • Installation of construction fencing, including erosion and sediment control measures
  • Complete demolition and removal of four primary buildings and associated site improvements, including concrete slabs and foundations
  • Removal of existing parking lots and access roads
  • Off-site disposal of demolition debris at appropriately licensed facilities
  • Removal and disposal of the railroad spur located on and adjacent to the Union Pacific parcel upon coordination with the railroad
  • Removal of two identified underground storage tanks, including required environmental sampling and documentation to obtain a no-further-remediation determination
  • Abatement and disposal of identified asbestos containing materials, including all necessary permitting, county approvals, and additional testing as required
  • Removal of underground utilities and restoration of positive site drainage
  • Site clearing and re-grading of the existing drainage ditch on-site
  • On-site concrete crushing in accordance with applicable regulations, including implementation of dust control measures; processed concrete will be reused as fill or base material for future site development or other Village construction projects
